Key concepts: DSR (debt service ratio)
DSR is annual principal-and-interest payments divided by annual income. This calculator only uses the monthly repayments you enter × 12. It does not apply documented vs recognized income as banks see them, product-specific methods, or regulatory caps (limits that vary by borrower, region, product, and time).
The on-screen number is for reference and does not guarantee that a loan will be approved. If monthly burden is a concern, lower the new repayment or use a conservative income assumption and see how the ratio moves.
Example
Annual income 60,000,000 KRW, existing monthly repayment 800,000 KRW, new monthly repayment 1,200,000 KRW → monthly total 2,000,000 KRW → 24,000,000 KRW a year, from which you can gauge DSR. Try new monthly repayments of 900,000, 1,200,000, and 1,500,000 KRW to compare ratios. Actual underwriting follows the lender.

They vary by borrower, product, lender type, and time. This tool does not set a cap; it only shows the ratio.
What income is recognized?
Banks treat documented and recognized income differently. This tool uses the annual income you enter as-is.
What if I do not know the monthly repayment?

Should I include credit loans and jeonse loans?
If you actually pay monthly principal and interest, include them in the total. Product-specific exceptions are not applied.
Can I enter take-home pay instead?
Underwriting usually uses pretax documented income. If you only know take-home, keep it distinct from the <a href="/tools/net-salary/">net salary calculator</a>.
What about DSR after prepayment?
