How to use
- Enter the acquisition value (KRW). The default example is 500 million KRW. Use an amount close to the sale contract.
- Enter the acquisition tax rate (%) for your situation. The default 1.0% is a placeholder for a typical one-home bracket.
- Choose whether to include local education tax. It is on by default, and you can set a separate % of acquisition tax (default 10%).
- Press Calculate to see acquisition tax, local education tax, and the total. Rural special tax, exemptions, and extra rates for multiple homes are not added automatically.
- Reset restores 500 million KRW, 1%, and 10% local education tax. If your notice uses a different rate, edit the rate field.
Key concepts
This housing acquisition tax calculator is a quick way to estimate acquisition tax, local education tax, and a one-home case. Actual Korean housing acquisition tax depends on price, how many homes you own, whether the area is a regulated (speculative) district, and temporary two-home rules. This tool does not classify those cases; it only multiplies purchase price × the rate you enter and optionally adds local education tax. Use it to compare 1% one-home tax, local education tax, and higher multi-home rates by typing them in.
Rural special tax (Korea), exemptions, surcharges, and registration costs are not included. If a surcharge applies, type that % into the rate field. For one-home, temporary two-home, or regulated-district status, follow Wetax (Korea local tax) or a tax adviser, then copy that rate here. Results are for reference and may differ from local-tax notices or Wetax.
Example
At 500 million KRW, 1.0% acquisition tax, and local education tax at 10% of acquisition tax, you get 5 million KRW acquisition tax, 500,000 KRW education tax, and 5.5 million KRW total. Uncheck education tax and only 5 million KRW remains. Change the rate to 3% and you get 15 million KRW tax, 1.5 million KRW education tax, and 16.5 million KRW total. At 300 million KRW, 1%, and 10% education tax, the total is 3.3 million KRW. Calculating with the on-screen defaults should match the first example. Change a field and calculate again under the same rules. For filing, payment, and contracts, official notices and agreements take priority. These figures are for reference.
