How to use

  1. Under transaction type, choose sale or lease (jeonse/monthly rent). The default is sale.
  2. In transaction amount (KRW), enter the sale price or lease deposit (the brokerage subject amount). The default example is 500,000,000 KRW.

Key concepts

The real-estate brokerage fee cap calculator is used when looking up commission caps, sale fees, and jeonse brokerage fees. Under Korea’s licensed-brokerage law, the rate cap differs by transaction type and amount bracket. This tool uses a simplified Ministry of Land, Infrastructure and Transport-style table: transaction amount × rate, then a bracket cap if one exists. It matches searches for apartment sale brokerage fees, jeonse commission, and a fee-cap table on one screen.

Actual fees are often agreed below the cap. VAT and local-ordinance wording are off-screen. Officetels, shops, and other non-residential rates can differ. If the sale-contract amount and the brokerage subject amount differ, match the transaction-amount field to the contract. Results are for reference and can differ from ordinances, the brokerage contract, and agreements.

Example

A 500,000,000 KRW sale uses 0.4% in the 200 million–under 900 million bracket, so the cap fee is 2,000,000 KRW. The same 500 million as a lease uses 0.3% in the 100 million–under 600 million bracket, so 1,500,000 KRW. A 200,000,000 KRW jeonse lease at 0.3% is 600,000 KRW. A low sale such as 45,000,000 KRW at 0.6% would be 270,000 KRW, but the bracket cap of 250,000 KRW applies. Pressing Calculate with the on-screen defaults should match the figures above. Changing fields and calculating again uses the same rules. Always put official notices and the contract first for reporting, payment, and agreements. These numbers are for reference.

Frequently asked questions

Is the brokerage fee cap the same as the actual fee?

The cap is close to a legal maximum; the actual fee can be lower by agreement. This screen shows a cap approximation only. For reference.

Does jeonse brokerage also use the lease rate?

Jeonse and monthly rent are approximated to the lease brackets. Put the deposit in the transaction-amount field. Check local government and notices. For reference.

Is VAT added to the real-estate brokerage fee?
