How to use

  1. In Purchase price (KRW), enter the amount you treat as invested capital. The default sample is 500 million KRW. You may include acquisition tax and fees as total investment.
  2. Enter Monthly rent (KRW). The default is 1.2 million KRW. Lower it if you want to allow for vacancy.
  3. Enter monthly maintenance and other costs (default 100,000 KRW) and monthly loan interest (default 500,000 KRW). Principal repayment is not interest.
  4. Press Calculate to see monthly net income, annual net income, and annual yield (%).
  5. Reset restores the 500 million / 1.2 million / 100,000 / 500,000 KRW sample. Tax and depreciation are omitted.

Key concepts

The rental yield calculator is used to estimate monthly rent yield, annual net yield, and gap-investment (jeonse-deposit) yield. The formula is annual yield ≈ (monthly rent − maintenance − loan interest) × 12 ÷ purchase price × 100. That is closer to a net yield after costs than a headline yield (rent × 12 ÷ purchase price). It matches searches that want rent yield, annual rental return, and a rate that includes loan interest in one view.

Income tax, property tax, vacancy, repairs, and depreciation are not included. For a jeonse-only property, convert to a monthly-rent equivalent first, then enter that here. In a gap-investment structure that receives a jeonse deposit, cash-on-cash return can differ from this screen’s purchase-price denominator. Results are for reference and may differ from contracts or actual returns. This is not investment advice.

Example

Purchase price 500 million KRW, monthly rent 1.2 million, monthly maintenance 100,000, monthly loan interest 500,000 → monthly net 600,000 KRW, annual net 7.2 million KRW, annual yield 1.44%. Set interest to 0 and you get monthly net 1.1 million, annual 13.2 million, 2.64%. Add 10 million KRW of acquisition tax and fees to the price (510 million) and the larger denominator slightly lowers the yield. Pressing Calculate with the on-screen defaults should match the figures above. Change a field and calculate again to recompute with the same rules. For real filings, payouts, and contracts, official notices and agreements take priority. These numbers are for reference.
